This website has been produced on behalf of Jones Homes to facilitate a public consultation to set out the development proposal off Mortimer Road (Safeguarded Land Allocation SL16, Land off Mortimer Road, Cubley). Your views and comments are welcomed to help us gain a further understanding of the key issues that we will need to address as part of our emerging planning application.
The proposed residential scheme will offer a range of homes, for first time buyers, families and affordable as well associated parking and open space.

Site Location
The site is situated to the east of Mortimer Road, on undeveloped land to the rear of Cubley Hall.
The site is approx. 5.5 hectares in size and is within the site boundaries of the safeguarded land allocation in Barnsley Local Plan (Policy GB6).
It is bound by existing residential properties to the west, open green space to the north, open land to the west, a cluster of detached outbuildings to the south and Cubley Hall to the south east.
Planning Context
The Site is a designated safeguarded land allocation (SL16) identified in the Barnsley Local Plan. The Local Plan states that permanent development of safeguarded land will only be permitted following review of the Local Plan which proposes such development. As the Council cannot currently demonstrate a sufficient 5 year housing land supply, the Council will be required to release land for residential development in an upcoming Local Plan review. The principle of developing the Site for new homes is now considered acceptable, given that the Council cannot demonstrate enough land in the Borough for residential development to meet housing needs in the future over the next 5 years. This is a national requirement set out under Annex D: Housing calculations and supply of the National Planning Policy Framework (2026).
